Ecco una guida su come trovare una casa o una stanza in affitto, i requisiti, i vantaggi e gli svantaggi

Una delle più grandi sfide che un expa si trova ad affrontare è il trovare casa
La Scozia, come l’Irlanda e altri paesi nel nord Europa ha la fama di avere degli affitti cari, tutto vero in effetti ma se ci si muove nella maniera giusta questo ostacolo non sembrerà più così Insormontabile

Il budget

Avvolte serve solo un po di fortuna

Che voi siate in cerca di una stanza, uno studio o una casa a due camere da letto la chiave è sempre quella, quanto avete da spendere?
A grandi linee posso darvi questi numeri, calcolando una casa in una zona di periferia a Glasgow, Aberdeen o Edimburgo:
camera da letto: da £400 a £600
studio: da £500 a £700
appartamento o casa due camere da letto da £600 a £900

Si, so cosa state pensando, che numeri approssimati! bhe dovete calcolare molte variabili che vi spiegherò più avanti

Quando e dove

E qui abbiamo la chiave di tutto
dipende dalle vostre esigenze, se avete bisogno di stare in centro storico, se potete stare in periferia o vivere fuori città anche a un’ora di autobus o di treno
Edimburgo è la capitale e ha i prezzi più alti del paese, a Glasgow sono più economici, nelle Highlands i prezzi si abbassano ulteriormente


Il quando è importante sopratutto per le stanze e gli studi, infatti la Scozia è un paese che vive di turismo, e quindi durante la primavera/estate le case avranno naturalmente un prezzo maggiore, specialmente se nella capitale

Come trovare una affitto

Potete chiedere a un’agenzia immobiliare o a un privato
il privato generalmente costa meno sia per affitto che per richiesta di caparre, ma si è meno tutelati in genere
In oltre di solito un immigrato il primo anno difficilmente riesce a farsi affittare da un privato una casa, a meno che non sia di un connazionale

l’agenzia aiuta un po in questo, ma la concorrenza è comunque spietata e da che mondo è mondo uno scozzese preferirà sempre affittare casa a un altro scozzese

come in Italia salvo alcune eccezioni la caparra può variare da un minimo di un mese a tre mesi
C’è da dire però che pagando sei mesi più uno (uno all’agenzia e sei al proprietario), si può facilmente scavalcare la concorrenza e persuadere il padrone di casa a darci l’immobile

I requisiti in genere sono semplicemente un minimo di tre buste paghe
Il mercato delle case specialmente nelle città è molto frenetico, quindi una casa o stanza non rimarrà ferma sul mercato per più di un mese o due

Avvertenze, pro e contro

Ci sono alcune noie legate all’affitto di una casa o stanza, una lamentela spesso riportata dagli inquilini sono la perdita di almeno un mese di caparra, essendo le case britanniche meno resistenti sono più soggette a usura, e il landlord o la landlady “così vengono chiamati qui i padroni di casa”, potrebbero trattenervi uno o più mesi per rimettere in sesto l’abitazione

Altra seccatura sono per gli animali domestici, infatti vista la domanda e la concorrenza per una casa in affitto, difficilmente un landlord sceglierà di affittare la sua abitazione a chi possiede un cane o un gatto, avendo come seconda o terza scelta un inquilino senza animali appunto

C’è anche da calcolare il costo di una casa in affitto, infatti generalmente l’affitto di una casa è quasi sempre il doppio di un mutuo
So bene che il mutuo non è facile da ottenere, ma se volete comunque informazioni sopratutto se stiamo parlando della vostra prima casa da acquistare leggete il mio prossimo articolo sull’acquisto di una casa in Scozia!

I lati positivi comunque sono la velocità, avendo un buon budget è possibile trovare una casa in tempi abbastanza brevi, e la possibilità di chiedere un aiuto di tipo economico al governo, per il pagamento dell’affitto
Inoltre non dovrete pagare manutenzioni come il cambio di una caldaia o roba del genere

Case popolari

Il “council” offre la possibilità di affittare una casa popolare a un prezzo decisamente basso, parliamo di quasi il 70% in meno, e generalmente sono anche molto elastici sui tempi di pagamento
Trovate qui il modulo per la richiesta da compilare, verrete messi in una lista di priorità, ovviamente una famiglia con un bambino passerà sempre avanti a un ragazzo di 20 anni

Conclusioni

All’inizio è normale non riuscire a trovare subito un’abitazione, eventualmente potete provare ad utilizzare AIRBNB un sito di case e stanze vacanza per un breve periodo “generalmente non più di tre mesi”
e con il mio codice sconto avete diritto a un buono per la prima prenotazione
Questo dovrebbe darvi il tempo di trovare un lavoro o mettervi da parte i soldi necessari per la casa in affitto vera e propria

Tra i siti che vi consiglio per cercare case spicca sicuramente Rightmove,
è molto importante però tenere conto di dove state cercando casa, infatti ci sono piccole agenzie locali tra i villaggi, le città, le highlands e le isole che non andrebbero trascurate!
